Underwrite is a rental and flip deal analyzer for iPhone and iPad made by Meyer App Studio, LLC. This policy explains what the app does with your information. The short version: your deals and the math stay on your device. A few features need our server: looking up property records and nearby listings, listing alerts, and price-cut alerts on saved deals. For those we keep the minimum needed to run them, never sell anything, and use nothing for advertising or tracking.
Your saved deals (addresses, prices, rents, assumptions and results), your default assumptions, your buy box and every calculation are stored on your device, in the app's private storage with iOS file protection. The one exception is price-cut alerts, below, which send each watched deal's address and price to our server. They are included in your device's own iCloud or computer backup if you have backups turned on. Underwrite has no account and no sign-in. Deleting a deal deletes it; deleting the app deletes everything stored on the device.
The app keeps a small local log of which features are used, such as when a deal is analyzed or a report is shared, to help diagnose problems. It never contains addresses, prices or links, stays on your device, and is not sent to us or anyone else.
When you paste a link to a listing, Underwrite reads only the street address from the link itself, on your device. It doesn't open or request the listing website's page, so nothing about you or the link goes to that website. With Underwrite Pro or your free lookup, the address is looked up as described below.
When you look up records for a deal (with Underwrite Pro, or the one free lookup each device gets), the app sends the property's address to our server. Our server gets the listing price and details for that address, tax records, sale history, value and rent estimates and nearby listings from our licensed data provider, RentCast, and sends the results back to the app. RentCast receives the address and is asked not to log it. Owner names and mailing addresses in public records are removed on our server and never reach the app.
If you turn on listing alerts (Underwrite Pro), our server stores, for your subscription:
Once a day the server checks new listings in your areas with RentCast, filters them by your buy box and sends a notification through Apple's push service. Notifications contain a street address, price and bedroom count from the public listing. Listing agents' contact details are never stored.
Turning alerts off deletes all of this from our server. If your subscription ends, alerts stop, and the stored information is deleted 30 days later.
With Underwrite Pro, price-cut alerts are on unless you turn them off. For each saved deal that has a ZIP code and isn't marked Passed or Under contract (up to 25), the app sends our server the deal's internal ID, street address, city, state and ZIP, and the price you analyzed. Our server stores, for your subscription:
Once a day the server gets the active for-sale listings in each watched ZIP code from RentCast (it asks for the ZIP, not your addresses), compares them with your deals and sends a notification through Apple's push service. Notifications contain the street address and the old and new price. Rents, financing, notes and your other deal figures are never sent.
Turning price-cut alerts off in Settings deletes all of this from our server; turning them off for one deal removes that deal on the next sync. If your subscription ends, checks stop, and the stored information is deleted 30 days later.
Our server runs on Netlify. Like any web host, Netlify keeps standard request logs, such as IP addresses and times, for a limited period for security and reliability. We don't use them to identify you. Nothing on our server is used for advertising or tracking, and nothing is sold or shared with anyone except as described here.
Underwrite Pro is an auto-renewing subscription sold through Apple's In-App Purchase system. Apple handles the payment; we never see your card, your Apple Account or your billing details. You can cancel any time in your Apple Account's subscription settings.
PDF reports are created on your device and handed to the iOS share sheet. Where you send them is your choice; Underwrite doesn't keep or send a copy.
Underwrite is a tool for real-estate investors and is not directed at children under 13.
You can use every calculation without sending anything to us. You can turn listing alerts off at any time in the buy box, and price-cut alerts off in Settings; either deletes that information from our server. To ask about or delete anything else connected to your subscription, email us.
If this policy changes, the new version will be posted at this address with a new effective date.
