Underwrite

Underwrite Support

Rental and flip deal analysis for small real-estate investors.

Getting started

The first screens ask how you usually buy: down payment, interest rate and the cash-on-cash return you're aiming for. Every new deal starts from these. You can change them any time in Settings.

To analyze a property, copy a listing link and tap Paste, or type the address. Underwrite reads the address from the link, looks it up (with Pro or your free lookup), and asks only for what's missing, usually the rent. Tap Try a sample deal on the home screen to see a finished analysis first.

Underwrite runs on iPhone and iPad and requires iOS 17 or iPadOS 17 or later.

What happens when I paste a listing link?

Underwrite reads the street address from the link, on your device. It doesn't open the listing website. With Underwrite Pro, it then looks up that address: the listing price and home details from licensed listing data, plus the tax bill, sale history and a rent estimate from public records. Each iPhone or iPad gets one free lookup. Without a lookup, type the price and rent and the numbers appear the same way.

Reading the numbers

Results are estimates from the numbers shown, for comparing deals. They are not financial, tax or lending advice.

Property records, estimates and comps

Records come from public records and listing data. Coverage varies by county, and some states don't publish sale prices. Value and rent estimates are statistical estimates, not appraisals. Nearby comps are listings, active or recently off the market, at their list price. They are not recorded sale prices. Check recent closed sales with an agent before an offer.

Underwrite Pro includes 30 lookups a month. Looking up an address someone has looked up in the last 30 days doesn't use a lookup. The records card shows how many you have left.

Buy box

Set your criteria once in Settings › Buy box: markets, price range, bedrooms, property types and minimum returns. Every deal shows which criteria it meets. The buy box checks your own criteria; it isn't a rating or a recommendation.

Listing alerts

With Underwrite Pro, turn on listing alerts in the buy box and choose up to two areas (a ZIP code, or a city and state). Once a day, new listings in those areas that fit your buy box are run through your own assumptions using a rent estimate from similar-size nearby rentals. They appear under the bell on the home screen, and you're notified about the ones that meet your minimum returns. Tap a listing to analyze it fully.

Alerts aren't real time, and estimated rent for a new listing is a starting point; confirm it before relying on it. If notifications don't arrive, check that they're allowed for Underwrite in the iOS Settings app.

Underwrite Pro

The full rental and flip analysis and three saved deals are free. Underwrite Pro adds unlimited saved deals, deal summaries and PDF reports, the stress test, property records with nearby comps, and listing alerts. It's a monthly or yearly subscription with a free week for new subscribers; prices are shown in the app in your local currency.

Cancel any time in the iOS Settings app under your name › Subscriptions, at least a day before renewal. Restore purchases in Settings brings Pro back on a new or reset iPhone or iPad signed in to the same Apple Account. Refunds are handled by Apple at reportaproblem.apple.com.

Common questions

Are my deals backed up? They're stored on the device you use and included in its normal iCloud or computer backup. There's no separate cloud sync. Deals don't move between your iPhone and iPad. Restoring a new device from a backup of the old one brings them along.

Can I change the assumptions for one deal? Yes. Open the deal and expand Assumptions. Changes there apply only to that deal; Settings changes apply to new deals.
